leaving it to my children?

my mother has a will and lives in calif she is very ill and has a home with a loan that is more than the house is worth its our long time family home lots of sentimental value but that it shes leaving it to my sister and i and we don't want to be responsible for her debt

Has anyone completed these documents and had them reviewed by an attorney in your area? If so, what was your lawyer's advice?

Are the documents legally sound?

With minor tweaks to customize for personal situations, will these documents be considered legally valid and the wishes expressed within carried out?

I had a Revocable Living Trust done In California in 2001. I live in a different state now and have been quoted 00 to create a new trust. Does that seem to be a fair price and is it really necessary to redo the entire trust ? The price includes an A/B Trust, Minors Trust, QIC Trust, Living will, Last Will, Durable Powers of Attorney and Deeds.

I would prefer not to use some site that charges and would think there must be a free service online somewhere.

If my bank accounts and house are under my name alone, and I named them as my assets in the living trust, but I did not change the names on the accounts or title of the house to ...for example " John Doe, as trustee for the Doe famiily living trust dated 2/6/06", will my living trust be a useless document when I die? and will my house be probated?
